THERMAL IMAGING INCLUDED

A thermal imaging scan will be conducted as necessary at no extra cost to qualify suspected areas of moisture penetration or plumbing leaks. We strongly recommend scheduling a full thermal scan of the home as an add-on service so that we can use the technology to check for other critical issues such as electrical hot spots and defective structural areas contributing to energy inefficiency inside the home.  A spectoscope will be used for any areas of the home that need to be inspected but are inaccessible due to narrow entry, existing damage, or any other accessibility issues.

Commercial Inspection

Commercial Property Inspections

This inspection is available for light commercial properties, including storefronts, small warehouses, and office spaces. We’ll carefully assess the condition of the property’s readily accessible components, looking for any defective or unsafe areas that you should be aware of before negotiating an investment.

Pre Listing Inspection

Pre-Listing Inspection

Before selling a home, you should schedule this inspection for reassurance regarding your home’s good condition and to learn about any recommended repair work so that you can maximize the home’s value. An accurate knowledge of your home’s condition will also give you a chance to keep prospective buyers informed so that their own inspection doesn’t negatively affect the negotiating process.

New Construction Inspection

New Construction Inspection

Before the builder’s final walkthrough of your new home, you should bring in a third-party home inspector to make sure that there are no issues that need to be resolved before the contractors leave the site for good. We’ll thoroughly inspect most readily accessible areas of the home, including any installed mechanical systems.

New Construction Phase Inspection

New Construction Phase Inspections

This recurring inspection is designed to take place at several important phases during the construction process on a new home. Each time we perform the inspection, we’ll make sure that there are no defects or safety issues that need to be addressed before moving on. This will help to maintain steady progress on the construction timeline and will give peace of mind to the homeowner.

11 Month Warranty Inspection

11th Month Warranty Inspection

Before the builder’s one year warranty on your new home expires, you should consider scheduling this inspection. We’ll thoroughly examine the readily accessible areas of the property for any safety issues or defective components. Depending on what exactly your warranty covers, you may be exempt from having to pay for repairs out of your own pocket.

Re Inspection

Re-Inspections

If we found a component of your prospective home to be defective or poorly maintained, then we’re ready and willing to perform an additional inspection once the issues have been resolved. We’ll make sure that any repaired or replaced component has been installed correctly and that there are no additional issues that should be addressed by the seller of the home.

Thermal Imaging

Thermal Imaging

A full thermal scan of a property can uncover issues that are impossible for the naked eye to detect. Thermal Imaging utilizes an infrared camera to display distinct temperature gradients of every scanned component. These temperature gradients can reveal areas of excessive moisture, electrical hot spots, or defective materials that may be causing energy loss inside the home. We strongly recommend for every prospective homebuyer to schedule this service as an add-on to the inspection.

Septic Inspection

Septic Tank Inspections

This inspection is a comprehensive assessment of a home’s septic system. We’ll ensure that the tank itself is undamaged and that the mechanical components are functioning correctly. We’ll also check the tank’s sludge levels to see if pumping will be necessary in the near or immediate future.

Home Alarm System Testing

Alarm Inspections

As a licensed low-voltage alarm technician, inspector Ken Livingston is able to offer this service to all of our clients. An Alarm Inspection will determine whether or not a home’s security system is functioning correctly and will reveal what kind of costs the prospective buyer may be looking at in order to make any necessary repairs.
